• Improvements show some age and need for maintenance
• Commands rents below Class “B” rents in submarket
• Most of appliances are “original”

Class D Multifamily
• Generally, over 30 years old, worn properties,
• Shorter remaining life for the system components
• Amenity package is not offered
• Minimal construction quality and condition
• Lower side of the market unit rent range
