Office Real Estate
Class A– The highest-quality office spaces on the market are considered Class A. The spaces are newly constructed and have been outfitted with top-of-the-line fixtures, amenities, and HVAC technological systems. Many high-rises fall into the Class A category and usually have a dominant presence in the City’s Central Business District.
Class B– These buildings usually do not have the same high quality fixtures, architectural details, and impressive lobbies. The majority of Class B buildings are fewer than four stories tall and are often dominant in suburbs or on the edge of financial districts.
Class C– The buildings tend to more than 20 years old and may be in need of major repairs or complete renovation. The need for significant repairs or upgrades is typically the result of the buildings age.
Some Class C properties command lower rental rates and attract tenants with smaller operations and do not need to be in centralized hubs. Other Class C buildings are sold as rehabilitation or value-add opportunities. With some improvements and repairs, a Class C buildings can be upgraded to Class B.
